I will describe what I know of from being involved in creating the websites for
Maidenhead Estate Agents where I live.
We go back in the days when only a few had one, now all estate agents must have website because these websites
are what drives the marketing of property.
At one time we would scour the local paper before even popping down to the high street where we could make a
selection from any of a number of estate agents.
Many estate agents place a lot of emphasis on the photos they show in their windows but unfortunately, some
cheat somewhat by showing images of attractive properties that were sold long ago.
Now we sit in front of our computer and search the internet where we can see everything we want to see of the
inside and outside of a property. As buyers we can search for any type of home in any part of the country and
indeed almost any part of the world. Some of these searches will reveal some images or videos that were technically
impossible even a few years ago.
Generally the search phrase we key in will dictate which agent's property we are looking at. As an example, if
you key in Maidenhead Estate Agents into a search engine, if any estate agent has those words as
his keyword phrase, he will probably show as number one. We will not search by the agent's name unless we know
that a particular estate agent is handling a property that we are considering.
Based on how we 'trained' the agents we supplied with a website it was vital that the site was easy to navigate
and gave the user a good experience. If we, as searchers, have any sort of difficulty we move on to the next
website pretty quickly. After all, a good user experience is exactly what the search engines want to give their
users. Many a website doesn't show up prominently on the search engines because they simply haven't observed that
rule.
Estate Agents websites must supply all the information we need to know of in great detail with some good
photographs and in many cases a video recording of the entire property top to bottom, back to front. We found a few
estate agents were quite resistant to videos in the early days until they saw how much it improved their sales
conversions. Now, all quality estate agents insist on it although some make a charge for showing it....very short
term thinking.
This applies particularly when we want to sell our property. If one agent suggests a video presentation and
others don't, guess who I shall give my business to? One agent we worked with actually followed up by keeping the
video running with a timer in view and driving to the local shops and schools and pointing out the local transport
routes as well. Very clever marketing strategy in my books.
